Real Estate
Duluth, Minnesota

Incline Village in Duluth, Minnesota, is a visionary development led by Incline Plaza Development LLC. Situated on the old Duluth Central High School site, purchased and demolished in 2022, this project transforms the historic location into a vibrant mixed-use district comprising housing, retail, and office spaces. The initiative is designed to invigorate the local community by bolstering economic, entertainment, and recreational infrastructures. Like its predecessors, such as the Endi Apartments, Incline Village is part of a broader strategy to mitigate Duluth's severe housing shortage by introducing a mix of high-end and affordable housing options. The development encompasses substantial infrastructure enhancements, including constructing new roads and utilities. Set on a scenic hillside, the project offers expansive views of Lake Superior and downtown Duluth. Planned features include a public pavilion with stunning city views, retail and entertainment options, co-working spaces, and access to outdoor activities with hiking, walking, and biking trails. Incline Village represents a substantial investment of $500 million, executed in three phases to craft a new neighborhood. This ambitious plan includes building 1,180 market-rate housing units across several structures and is projected to add 70–120 condominiums with exceptional city vistas. Over a projected span of 7 to 10 years, the project also includes the development of 80,000 square feet of retail space and adding public green spaces. The project started with a ground-breaking ceremony in December 2024, attended by local dignitaries such as Duluth Mayor Roger Reinert, City Councilor Roz Randorf, and Senator Grant Hauschild. This event marked Incline Village as one of the most significant private developments in the city’s history, demonstrating a substantial commitment to community development and economic growth, guided by Development Team Leader Jeff Schiltz and his team. Incline Village is targeted to fill the critical gap in modern living spaces in Duluth’s Central Hillside, which previously lacked sufficient affordable and premium housing options. The development aims to cater to a diverse demographic, including young professionals, families, and retirees, which will help stabilize and energize the local economy. Moreover, the project is poised to catalyze economic revitalization in the area, addressing the diverse housing needs of the community and creating substantial employment opportunities. It is expected to enhance local business activity, boost property values, and increase the municipal tax base, providing significant economic benefits during and after its construction. Incline Village is set to become a cornerstone of Duluth's urban development, offering a balanced lifestyle with convenient access to housing, commerce, and recreation, all within a sustainably built environment. This development enhances the architectural landscape and fosters a thriving, dynamic community.
